Client Brief

Our clients live in Dubai but were looking for a central London base for their family use. Security was extremely important to them, and they wanted a modern building with air-conditioning. They wanted an upper floor 1–2-bedroom flat on a quiet street in London’s West End.

They had a budget of £1.25M-£1.45M but wanted to ensure they were not over-paying as this also invested an important long-term investment for their family.

Result

They spent most their time in Dubai and had no understanding of the London property market and were nervous about embarking on their property search without specialist assistance.

Following an initial introduction call, we met our clients when they were next over in London. We wanted to show them a few different locations and types of property to help illustrate the sort of options available to them and to help refine their search criteria.

Following this, we undertook a full market review and began researching specific properties that not only met their criteria but also represented good value when compared with comparative market data.

We previewed a number of target homes on their behalf; however, we struck gold when a property in modern Fitzrovia building came back to the market after the previous deal collapsed – we were given first opportunity to view it as the selling agent knew our team well and we had been actively searching through his office.

The flat ticked all the boxes for our client, so it was important that we acted very fast and decisively. Negotiations were concluded within 24 hours, and we were delighted to save our client £175,000 vs the original asking price making sure our client received best value as well as securing their property of choice.

We had already introduced them to a recommended solicitor and given the legal packs were so far advanced, we were able to exchange within 3 weeks and complete soon after. Our clients were very pleased with their new London home and were able to make extensive use of the property that summer.
