Buying in London is complex. You don’t have to do it alone.

Buying property in London is rarely straightforward. Supply is tight, competition is high, pricing can be opaque, and many of the best opportunities never reach the open market.

Whether you’re relocating, investing, upsizing or simply short on time, we work as your trusted partner from first conversation to completion.

The Key Difference: Buyer Only Representation

Most people begin by contacting estate agents, but it’s worth understanding how that relationship works.

Estate agents act for the seller. Their role is to achieve the highest possible price and best terms for the vendor.

Ridgestone Property acts only for you, the buyer. As an experienced London property finder, we provide clear, independent guidance, discreet access to opportunities and professional representation from initial brief through to completion.

This buyer-only approach means:

• Our advice is independent and unbiased
• Our incentives are aligned with yours
• We focus on value, risk and long-term suitability, not just securing a deal

When you’re making one of the most significant financial decisions of your life, having a professional solely on your side can make all the difference.

When Using a Property Finder Makes Sense (and When It May Not)

A buying agent isn’t for everyone, and we’ll always be honest about that.

Ridgestone Property adds the most value if you:

• Are short on time and want the process handled efficiently
• Are relocating to London or buying from overseas
• Are unfamiliar with specific London neighbourhoods or micro-markets
• Want access to off-market and pre-market opportunities
• Need strategic advice on pricing, suitability and risk
• Have found a property and want expert negotiation and due diligence support via our Negotiation Only service

A property finder may be less necessary if you:

• Have ample time to manage viewings and agent relationships directly
• Are confident assessing value and negotiating independently
• Are buying in a market you know extremely well and are not under time pressure

We’ll always offer honest guidance in your initial consultation, including whether our service is right for you.

If you’d like more detail on how our search works in practice, our London property finder service outlines our approach, typical client profiles and how we add value throughout the process.

What Off-Market Really Means

Many of the best opportunities in London never reach the portals.

At Ridgestone Property:

• Around 45 percent of homes we secure are off-market
• Others are accessed pre-market, before full exposure
• Some appear online briefly, but we are first to view due to long-standing relationships

Not every off-market property is right, but serious buyers gain a clear edge with early access and trusted representation.

Fees and Value

Our fee model is simple and aligned with your success.

We charge a modest retainer to begin the search, followed by a success fee only on legal completion.

Clients regularly find that:

• We save time and reduce stress
• We negotiate smarter deals
• We protect against poor value or hidden risks

In many cases, the value we add far outweighs our fee. We will explain this clearly during your consultation.

Frequently Asked Questions

Why use a buying agent when buying property in London?

A buying agent gives you experienced representation throughout one of your most significant purchases. The selling agent represents the seller; we help you assess whether a property meets your needs, what it is realistically worth and how best to approach an offer.

At Ridgestone Property, we combine access to on-market, pre-market and off-market homes with independent advice and skilled negotiation. Our value lies in helping you recognise the right opportunity, avoid unsuitable purchases and secure terms that reflect your priorities.

Is a buying agent worth it if I know London?

Knowing London is a useful starting point, but assessing a particular property involves more than knowing the neighbourhood. Prices can vary significantly between neighbouring streets and similar-looking homes, depending on condition, layout, tenure and the seller’s circumstances.

We bring current market evidence, agent relationships and an objective perspective to your search. Even experienced London buyers use us to save time, uncover opportunities and negotiate without the emotional pressure of dealing directly with the selling agent.

Can you help if I’ve already found a property?

Yes. You can instruct our negotiation-only service without committing to a full property search. We assess the asking price, review comparable evidence and help you decide how to approach the seller.

Depending on the support agreed, Alex can advise on your offer strategy, negotiate directly with the selling agent and assist with progressing the purchase. Contacting us before you make an offer gives us the greatest opportunity to shape the approach, although we can also discuss negotiations already underway.

Do you work with overseas buyers?

Yes. We help international buyers purchase London homes, whether they are relocating, establishing a London base or buying for family members.

Alex acts as your eyes and ears on the ground, advising on neighbourhoods, previewing properties and providing videos, photographs and candid feedback. We coordinate shortlisted viewings around your visits and manage communication with selling agents. We can also introduce solicitors, mortgage advisers and other specialists experienced in supporting overseas clients, remaining involved through to completion.

How do buying agents get paid, and who do they act for?

When instructed as your buying agent, we are retained and paid by you to represent your interests in the purchase.

Our full property search service includes an initial retainer, which is deducted from the success fee payable on legal completion. The success fee can be an agreed percentage of the purchase price or a fixed amount, depending on your preferences and search requirements. All fees, including any minimum fee and applicable VAT, are agreed before instruction. Separate terms apply to negotiation-only services.

Can a buying agent save me more than their fee?

In some purchases, the saving negotiated can exceed the buying agent’s fee, but this cannot be guaranteed. The outcome depends on the asking price, competition, market conditions and the seller’s position.

Our contribution also includes identifying poor value, highlighting compromises and helping you avoid costly mistakes. For a scarce, competitively priced home, the strongest result may be securing it on sensible terms rather than achieving a large discount. We explain where we believe we can add value before you instruct us.
