Renting before buying in London can give relocating families the time and local knowledge to make a more confident decision about their long-term home. You may already know your budget and where you will work, but understanding which neighbourhood will suit your family takes more than a few viewings or a weekend visit.
For many of the international families and professionals we advise, renting first is the most practical way to get established. It allows them to settle into work, understand the school routine and experience an area before committing to a purchase.
We often help clients with their initial London rental search and later with buying a home in London, usually in the same area. That continuity starts with choosing the rental location carefully. The first home should work for the move you need to make now, while helping you understand what you want longer term.
Why wealthy families are choosing to rent in London
Renting is an established choice at the upper end of the London market, including among people with the means to buy a substantial home.
Knight Frank reported in September 2026 that new tenancies above £5,000 per week in the three months to August were 13% above the five-year average. It also identified prospective buyers extending their rental plans by another 12–24 months while deferring a purchase.
Savills reported that European tenants accounted for a quarter of its super-prime London tenancies in the first half of 2026, compared with just under 10% a year earlier. US tenants represented around a third of its top-end rentals. These figures describe Savills’ own business, rather than the entire London market, but illustrate the international demand at this level.
We see the appeal among families considering rents of £3,000–£6,000 per week. Some want time to assess their long-term plans; others need a high-quality London home quickly, without making a multi-million-pound commitment immediately.
The reasons extend beyond property prices or tax uncertainty. For a family arriving from Europe, the US or further afield, being confident about where and how they will live can matter more than becoming an owner straight away.
Renting before buying in London gives you time to test the location
Schooling is often the starting point for a family relocation. The right home needs to support the right school, and the school needs to suit the individual child.
We can introduce specialist education consultants early in the process, allowing school options and the property search to develop together. Availability, admissions, curriculum and each child’s needs should inform the search before a family commits to an address. Living near a school does not itself guarantee a place.
Renting can then provide time to find out how that decision works in practice. Are the children settling happily? Is the school run manageable alongside work? Are their friends nearby, and can after-school activities fit comfortably into the week?
The same applies to the wider neighbourhood. A house may look ideal online, but living there reveals the daily details: traffic outside at drop-off time, evening noise, the walk to the station, access to parks and whether local shops are convenient enough to use regularly.
A commute should be assessed door to door, at the time you will actually travel. A journey that looks straightforward on a Tube map can feel quite different when it includes a school drop-off, a change of train and a walk at the other end.
For families comparing places such as Fulham, Putney, Wimbledon, Chiswick or St John’s Wood, the useful question is which particular streets and homes support their routine. Our role is to help narrow those choices before the rental search begins.
For those relocating from the US, our guide to the best areas to live in London for Americans explores some of these neighbourhood choices in more detail.
Renting usually makes a quicker relocation possible
A new job or family commitment may set an arrival date that cannot wait for a property purchase.
Renting usually offers a quicker route into a home. With a clear brief, suitable availability and the necessary documentation ready, the search and tenancy arrangements can often progress over weeks rather than months. The best family homes can still be competitive, so early preparation matters.
Buying involves a longer sequence of checks and commitments. Even after an offer is accepted, the transaction may depend on surveys, legal enquiries, searches, finance and the position of other buyers and sellers in a chain.
Rightmove’s research puts the average period from an agreed sale to completion in London at 174 days, nearly six months. That is a broad market average, not a prediction for every purchase: a straightforward chain-free transaction can be materially faster. Nevertheless, an overseas buyer should generally plan in months and allow for uncertainty.
Renting first separates the immediate need to move from the decision about which property to own. It also reduces the pressure to buy a house simply because it is available within a difficult timetable.
Finding a London rental without repeated trips
Many of our clients are managing their move alongside demanding jobs and family commitments abroad. Repeated trips to London are not always practical.
Through our rental search service, we act as their eyes and ears on the ground. We preview homes, filter out unsuitable options and provide videos, photographs and candid feedback on both the property and its surroundings.
That includes the aspects a listing may not explain: natural light, noise, storage, condition, communal areas and whether the layout will work for the household. We also help clarify what is included and which points need resolving before a tenancy is agreed.
Some clients visit for a single day to view a carefully prepared shortlist. Others make their decision remotely, relying on our inspections and advice. Our client case studies include rental and purchasing searches for clients relocating from overseas.
A multi-million-pound purchase warrants a more extensive process, including legal and survey due diligence and, wherever practical, a personal visit before committing. Renting provides an opportunity to arrive, establish a routine and approach that purchase with considerably better local knowledge.
A smaller initial capital commitment
Renting avoids committing the purchase price or mortgage deposit immediately, alongside the acquisition costs associated with buying. It can be particularly useful when a family is still deciding how long they will stay or how much capital they want tied up in a London home.
However, a premium rental is a substantial expense. At £3,000–£6,000 per week, annual rent alone is £156,000–£312,000, before bills and other costs. A second move, storage, furnishing and any overlap between homes also need to be considered.
The value lies in what that period allows you to establish. Does the location work? Is the family settled? Is the eventual purchase brief clearer? Renting indefinitely without revisiting those questions can become expensive.
Flexibility also depends on the tenancy. Homes with rent above £100,000 a year fall outside England’s assured tenancy regime, so the contractual term and any break provisions deserve particular attention. At this level, it is especially important to negotiate arrangements that fit your plans rather than assume you can leave whenever you find a property to buy.
Support beyond finding the property
A successful relocation involves much more than securing keys.
Alongside the property search, we can introduce education consultants, furniture relocation companies and local furniture providers. Where required, we can also help arrange introductions for cleaning and household services, including nannies, housekeepers, private chefs and security specialists.
The support is tailored to the family. An unfurnished house may need to be made usable before an international shipment arrives. Another client may need household help in place before starting a new role. We help coordinate the relevant introductions, with specialist providers engaged according to the client’s requirements.
Planning these details alongside the rental search makes it easier to arrive at a home that is ready for everyday life.
Turning the rental search into a better purchase
We approach the initial rental with the longer-term picture in mind. Where a client expects to buy, we discuss whether the neighbourhood is likely to offer suitable homes within their intended purchase budget.
A rental budget can sometimes secure a home that would be beyond the family’s buying budget. Understanding that early helps avoid becoming established in an area where the eventual purchase would require unacceptable compromises.
Clients often return to us to buy in the same area because the original location advice has worked. By then, they know which streets they like, how much space they need and which features matter in daily use. We also have a much clearer understanding of their preferences from the rental search and subsequent conversations.
That makes the buying brief more precise. We can focus the search, assess suitable opportunities and negotiate with a clearer sense of what the client should hold out for and where they can reasonably compromise.
When buying straight away makes sense
Renting first is not necessary for everyone. Returning Londoners may already know the area and schools well. Others have a settled long-term plan, the right property available and enough time to complete a purchase without rushing.
In those circumstances, buying directly can avoid a second move and a substantial period of rent. Our advice depends on the client’s circumstances, the homes available and the strength of their understanding of the location.
For many families moving to London for the first time, however, renting creates valuable breathing space. It gives them a workable home now and the knowledge to make a more confident purchase later.
