Client Brief
Our clients were looking to purchase a large lateral flat in Notting Hill, providing them with convenient access to friends & family, as well an improved commute to their places of work. They were happy to carry out home improvements or renovations but wanted to achieve real value for money in what is one of London’s most expensive areas. They had a budget of between £1.5-£1.85M and given they wanted at least 3 beds and close to 2000 sq.ft – it meant we had a real challenge on our hands to meet their requirements.
Result
After 2 years of looking for the perfect home, and missing out on a number of opportunities, our clients were beginning to lose faith in the whole process. They both work in the medical industry and have very busy lives, making their property search even more challenging.
We were introduced via a former client and were delighted to take the hassle and stress off their hands and provide a committed focus to unearthing the right home, and within their firm budget range.
Within just a few weeks, we were entering very extensive and quite complicated negotiations for a fantastic flat in Notting Hill – moments from the station and their favourite pub in London! The property had been on the market for some time but was being listed above their budget range. Through our due diligence and long-standing relationship with the selling agent, it quickly became clear that there was possibility for a deal to be agreed well below the asking price. Timing was key and ensuring our clients had everything in place from a financial and legal prospective.
The negotiations became very challenging when a well-known local developer made a late bid for the property but thankfully, we managed to get the deal over the line quickly and successfully, and our clients are delighted to be moved in, and it certainly feels like they’ve achieved exceptional value when compared with other similar properties in the area.
