Client Brief
Our clients live in California and had been considering purchasing a property in London for many years. They travel to the UK twice a year and have family and friends here. Being located overseas and having no understanding of the legal or purchase process in this country, they were keen to instruct an experienced Buying Agent to take care of this process on their behalf.
They were open-minded in terms of Zone 1 London locations but once we drilled down their search criteria and key goals, it became clear that Marylebone would be ideal target location for purchasing a property in London.
Result
With our clients only having a few days in London over the summer, we needed to work extremely hard prior to their arrival, to ensure that most of the due diligence was carried out upfront. This ensured that the eventual viewing itinerary was focused only on key properties of interest, which they had already considered in detail.
There were 2 clear contenders that were within their budget and offered excellent long-term investments, as well as hitting all their key search criteria. Speed of transaction was important, so we entered negotiations on the chain-free option, agreeing the deal below the guide price and exchanging on contracts within 23 days, which is well below the market average for purchasing a property in London.
