Buying a London Property

from the USA

Americans can generally buy property in London without being UK residents, subject to the relevant checks and restrictions. Ridgestone Property helps US-based buyers understand the English process, find suitable homes and negotiate with an experienced London buying agent representing their interests.

How is buying in London different from buying in the US?

Our service suits buyers who want independent representation and practical help with a London
purchase, particularly when distance makes searching difficult. We tailor the work to your circumstances
rather than assuming all international property buyers in London want the same thing.

01

Separate the search from the legal work

The most useful starting point is to separate finding the property from the legal purchase. A retained buying agent represents your search and negotiating interests; a solicitor or licensed conveyancer handles the legal work. The selling estate agent normally acts for the seller.

02

There is no single US process

There is no single US process, and practices vary by state. However, American buyers should not assume that familiar arrangements around escrow, title companies, contingencies or brokerage fees transfer directly to England. We explain who is responsible for each part before you start making decisions.

03

A listing is an invitation to investigate

A listing is an invitation to investigate. The asking price, floor plan and photographs need to be considered alongside the property’s condition, ownership structure and local alternatives. A home that looks straightforward online may have a short lease, significant building costs or a layout that makes less sense in person.

What are freehold, leasehold and share of freehold?

These terms describe the legal interest being purchased. They matter as much as the rooms, address and finish, particularly when comparing London apartments.

Freehold generally means ownership of the property and land without a fixed expiry date, subject to restrictions and other rights. Leasehold means ownership under a lease for a stated term. A share of freehold usually combines a flat’s lease with a stake in the building’s freehold.

A London leasehold apartment is not simply another name for an American condominium. The lease sets out rights, obligations and limits, and the remaining term needs professional review. Owning a share of the freehold does not automatically remove the lease or the cost of maintaining the building.

For your shortlist, we identify the tenure early and raise questions about how you intend to use the home. Pets, alterations, letting and access to shared areas can all matter. Your solicitor investigates the documents; our job is to help you recognise which issues could affect whether the property suits you before you become attached to it.

Are service charges the same as HOA fees?

They are a useful practical comparison, but not a legal equivalent. A service charge funds the services and maintenance allocated to leaseholders under their leases; the exact obligations differ between buildings.

Rather than judging a flat by one annual figure, ask what it includes. Concierge staffing, lifts, communal heating and extensive facilities can make a meaningful difference to both convenience and cost. A low charge is not automatically reassuring if maintenance is being deferred.

We encourage a review of recent accounts, current budgets, reserve funds and planned works. Ground rent is a separate lease payment where applicable, rather than a contribution towards repairs. Ask your solicitor to explain the actual lease terms and the legislation in force, rather than relying on headlines about proposed reforms.

Our London service-charge guide explains the questions to bring to an apartment search. The important comparison is between homes with a clear understanding of their ongoing commitments, not just their asking prices.

Is there escrow or a title company?

An ordinary English residential purchase does not typically use a separate US-style escrow and title-company structure. Your solicitor handles title investigations and the legal arrangements for purchase funds. Ask them to explain how deposits are held and what protections apply to your transaction.

The main legal milestones are exchange of contracts, when the purchase normally becomes binding, and completion, when the purchase money is transferred and ownership changes. An accepted offer is not the same as exchange.

You do not have to appoint a buying agent, but doing so gives you someone instructed to assess the market on your behalf. Ridgestone’s retained service covers the search, shortlisting, offer strategy and coordination, with fees agreed directly with you. Do not assume the seller’s agent will provide that same independent representation.

What is gazumping, and how can I reduce the risk?

Gazumping occurs when a seller accepts another buyer’s higher offer after accepting yours, but before the purchase becomes binding. A verbal agreement or an “under offer” label is not the same protection as exchanged contracts.

Our approach is to establish a credible offer, understand the seller’s position and keep the transaction organised. That can include requesting that marketing stops, agreeing realistic milestones and making sure your solicitor and broker are ready to act.

No agent can guarantee the seller’s future behaviour. We also avoid responding to competition by encouraging you to ignore a survey problem or exceed a considered budget. Speed helps only when the necessary decisions are informed.

Ask about the seller’s onward purchase, the completeness of the legal papers and any other interested buyers. Those details often tell you more about the practical risk than a claim that a property is “in demand”.

How much stamp duty will I pay as an American buyer?

There is no single American-buyer rate. Stamp Duty Land Tax depends on the transaction, your
residence under its specific rules and your existing property ownership, among other factors.

US reporting

Explore how the English process compares with the arrangements you know, including when a purchase becomes binding and how overseas advisers fit into the transaction.

Can I get a UK mortgage with US income?

Potentially, but US citizenship, residence, income and the intended use of the property must be assessed together. A strong US credit history does not automatically establish eligibility for a UK mortgage.

Before narrowing the search, speak to a broker experienced in overseas applications. Be ready to discuss employment or business income, existing commitments, deposit funds and whether the property will be your home, a second home or a rental investment.

Ask the broker to check the lender’s current country and currency criteria, how variable income is treated and whether the property itself is acceptable security. An initial borrowing indication is useful for planning; it is not a final mortgage offer.

We can introduce a suitable mortgage adviser through our expert network. Ridgestone coordinates the property search around the funding position but does not provide mortgage advice or promise approval. Establishing the realistic budget early is particularly valuable when your London viewing trip is short.

How should I move dollars into sterling?

Work backwards from the sterling payments you will need to make, rather than choosing a transfer date simply because an exchange rate looks attractive. The deposit, completion balance, tax and professional costs may fall due at different times.

Ask your bank or currency provider about the net amount received, transfer times, limits and any supporting documents. If considering a forward contract, understand the commitment and what happens if the property purchase is delayed or falls through. Currency movements can increase or reduce the dollar cost of the same sterling purchase.

The solicitor will also need satisfactory evidence of the source of funds. Allow time to document the route from savings, investments, gifts or a property sale. A large transfer arriving does not, by itself, answer those questions.

Confirm payment details through a trusted, independently verified channel before sending funds. We help coordinate timings with your advisers; we do not handle the purchase money or forecast exchange rates.

Where should American families look for schools and homes?

Begin with curriculum, available school places and the journey your family can manage. Nationality alone is not a useful way to choose a London neighbourhood.

The American School in London, in NW8, and ACS International Schools, with campuses at Cobham, Egham and Hillingdon, are examples to investigate. They are separate schools with different locations and admissions arrangements; they are not interchangeable options within one small search area.

Some families prefer British independent or state schools. Confirm eligibility, admission arrangements and availability directly before committing to a home. Being nearby does not guarantee a place.

Once the education options are clearer, we compare the school run with work, travel and the kind of home you want. We also explore practical expectations: room proportions, storage, outdoor space and air-conditioning. Our guides to areas for Americans, international schools and air-conditioning in London homes provide useful starting points.

Client Feedback

Alex helped us buy a property for our daughter in West London and was a godsend! We’d been messed about by a few agents and were also gazumped just before we were due to exchange, so working with Alex was a breath of fresh air and he was extremely helpful throughout the process keeping things simple and stress-free. We’d highly recommend Alex to anyone that needs help buying a property in London.

Mr & Mrs Fernsby

I had an amazing experience working with Alex. He made the entire process of moving internationally so much less stressful and made the transition to London feel so easy. I’m so grateful for all his help and would definitely recommend him!

Georgia Berk

We cannot recommend Alex highly enough. He helped us find our rental flat while we were relocating to London, and his support before, during, and after the move was invaluable.

Alex was professional, proactive, and always available to help, making what could have been a stressful process feel seamless. While we were still in Madrid, he visited numerous properties on our behalf and carefully filtered the options, taking the time to truly understand our needs and priorities. His judgement was excellent, and by the time we arrived in London, much of the hard work had already been done, allowing us to make a decision quickly and with confidence.

He was also able to secure us an off-market home that was exactly what we were looking for, which made a huge difference during our relocation.

Alex genuinely cares about his clients and delivers an exceptional level of service. We are incredibly grateful for all his help and wouldn’t hesitate to recommend him to anyone.

Mariana Canaval

Forever grateful to Alex for finding and securing our dream home (which after a 2 year search we were starting to believe was impossible). He was incredibly knowledgeable and professional. Always felt in the safest hands knowing that his attuned communication style and expertise of the market would lead to perfectly pitched negotiations. We knew he had our priorities and best interests considered at all times, which was a relief in a space where you can so often get taken advantage of.

It sounds trite and over the top, but it’s true: I never believed in my wildest dreams that I would be living where I live today and Alex made it happen! Happy to speak to anyone who isn’t sure if the investment is worth it. I would never pay a travel agent fees for example, I’m a discerning and savvy consumer who felt like they knew their way around Rightmove etc so I struggled at first to believe it was going to be worth the cost but Alex’s chaperoning and insider knowledge meant that we are able to find ways around obstacles to our purchase that we wouldn’t have been able to navigate on our own.

He was super responsive and always available (and patient!) with any questions we had. Could not advocate more strongly for working with Alex on a property search.

Kate Shaw

We are a family of four relocating to London in April. Alex helped us finding properties that were off market (he has very good relationships with agents in the area), visited them on our behalf, advised on what to offer, negotiate and finally with the tenancy agreement. He even connected us with people that are helping us on furniture, logistics, etc. the relocating process can be very stressful but Alex made it very smooth. He performed well beyond expectations, really happy with the service he provided

Pedro Lopez de Guzman

We would wholeheartedly recommend Alex and Ridgestone Property to anyone looking to buy a home in London.

As first-time buyers, we couldn't have asked for a better buying agent. Alex took the time to really understand what we were looking for and helped us find a fantastic home that is exactly right for us and that we could not have sourced ourselves via usual methods / platforms.

He clearly explained what to expect at every stage of the process. Especially with one of us based outside the UK throughout much of the search and purchase process, his support, responsiveness and advice were invaluable and helped us complete smoothly, efficiently and at a great price.

We're so grateful for all of Alex's support and couldn't be happier with our experience.

Frequently asked questions

Can an American buy property in London?

Generally yes, subject to the relevant legal and compliance checks. You should separately establish your right to live or work in the UK and any US and UK tax implications.

Is there escrow in the UK?

Do not assume the US model applies. Your English solicitor will explain the deposit and completion arrangements and how funds are held for your particular transaction.

Are service charges like HOA fees?

They share the practical purpose of funding certain shared costs, but the legal rights and payment obligations differ. Review the lease and building accounts with your solicitor.

How much stamp duty does a US buyer pay?

It depends on residence, ownership and transaction details. Ask for a calculation including any surcharges, rather than budgeting on the basis of nationality alone.

Can I get a UK mortgage as an American?

Some applications can be accommodated. Obtain advice on your specific residence, income, deposit and proposed property before treating borrowing as confirmed.
