Buying a London Property
from Europe

European buyers can generally purchase a London home, subject to the relevant checks and restrictions. Ridgestone Property helps you navigate the English buying process and find a property that suits your plans, whether you are moving to London or retaining your main home elsewhere in Europe.

Can EU citizens still buy London property after Brexit?

Yes, there is no general requirement to hold a British passport to buy a London home. The right to purchase property is separate from permission to live, work or study in the UK.

That distinction should be addressed at the start of a relocation. Your existing immigration status, nationality and intended activities determine which arrangements may be needed. Do not assume owning a home gives you the right to stay indefinitely, or that rules applying to one European nationality necessarily apply to another.

If you already have status under the EU Settlement Scheme, or another immigration permission, obtain advice on your own position. Irish citizens have distinct arrangements. This page is a property guide, not a substitute for immigration advice or the current UK entry guidance.

For the property search, the practical question is how the home will be used. A buyer settling permanently may make different choices from someone travelling to London for work several times each month. We help turn that distinction into a focused brief before you start comparing neighbourhoods and asking prices.

When does an offer become legally binding?

In the usual English private-treaty process, the purchase becomes binding at exchange of contracts, not when the seller first accepts your offer. Completion is the later transfer of the purchase funds and ownership, unless both stages are arranged for the same day.

This is a significant difference for buyers used to binding offer documents or preliminary contracts elsewhere. Before exchange, either side may normally withdraw, and costs already incurred may not be recoverable. Auctions and special contractual arrangements require separate consideration.

01

Making the offer

We help you assess the price and present the offer alongside the terms that matter: funding, timing, fixtures, any proposed works and the seller’s position. A cash offer can be attractive, but a well-prepared mortgage buyer may also be credible. The details matter more than a simple label.

02

Working towards exchange

Your solicitor raises enquiries, your surveyor reports and the lender completes its assessment where required. We maintain contact with the relevant parties and help resolve commercial questions. We do not encourage exchange while material advice remains outstanding simply to meet an arbitrary deadline.

03

Planning completion

Agree a realistic timetable for funds, insurance, access and moving arrangements. If the seller is buying another home, the transaction may form part of a chain. Understanding that dependency helps you avoid treating a proposed date as certain too early.

The property glossary explains these milestones and other terms you may encounter. If you have already found the right home, our negotiation-only service may be relevant instead of a full retained search.

Who handles the legal work if there is no notary-led purchase?

An ordinary English residential purchase is handled by solicitors or licensed conveyancers acting for the parties, rather than through the notary-led process familiar in some European countries. Your lawyer investigates the title and contract and advises you before you commit.

There is no single “European” purchasing system. France, Germany, Spain, the Netherlands and other countries differ, so we start by asking which process you know. It is often more helpful to explain the sequence of the English transaction than to offer an approximate translation of a familiar professional title.

Your solicitor’s work is also distinct from a surveyor’s inspection of the building and from our assessment of whether the home meets your brief. If you are buying a flat, the legal work includes examining the ownership arrangements and documents relevant to the building.

An overseas notary or certified documents may still be needed for particular identification, signing or power-of-attorney arrangements. That does not make the purchase a notary-led transaction. Let your English solicitor explain precisely what they require, particularly if you will be travelling during the process.

We can introduce advisers through our expert network and keep the property discussions connected to their work. You should have clarity about each appointment, its scope and its fees.

What should I understand about London flats?

Look beyond the apartment interior and establish exactly what you would own, what you must contribute towards and what you are permitted to do. The building arrangement may be different from the condominium or co-ownership model you know at home.

A flat may be leasehold, or leasehold with a share of freehold. Your solicitor should explain the remaining lease term, management arrangements and restrictions. The advertised description alone is not enough to determine whether it suits your plans.

If you hope to redesign the interior, ask about permissions before assuming walls can be moved or cooling equipment installed. If the property will be left empty between visits, consider insurance conditions, access for repairs and the practicality of deliveries and maintenance.

We also assess the less visible features of daily use. The route from the street to the front door, stairs, lift access, overlooked windows and usable storage can matter more than a beautifully photographed reception room. A home should work when you arrive with luggage on a wet evening, not only during a sunny viewing.

Where two properties seem similar, we help compare their practical advantages and questions for further investigation. Your legal and technical advisers then establish the matters within their professional remit.

Can I obtain a UK mortgage while living in Europe?

It may be possible, but your country of residence, income and the intended property use must fit a lender’s current criteria. European residence is not one uniform lending category.

A specialist broker should assess the application before you commit to a search budget. Tell them whether you are moving, keeping employment abroad, working across countries or relying partly on business income. If your circumstances will change shortly after purchase, discuss that too.

The documentation can include evidence of earnings, tax information, existing liabilities and the source of your deposit. Translations or additional verification may be required. Ask the broker which requirements apply to you instead of collecting documents on the assumption that every lender will want the same material.

Ridgestone can help connect the property search with that advice, including identifying homes within the funding parameters. We do not recommend a mortgage product or guarantee that a lender will accept a particular apartment or ownership arrangement.

If you are buying without a mortgage, the solicitor’s identification and source-of-funds checks still apply. Being a cash buyer simplifies one part of the transaction, but it does not remove the need for proper preparation.

How do currency and purchase costs affect the budget?

Set the property budget in sterling and allow separately for transaction costs. If your money is held in euros or another currency, consider how exchange-rate movements affect the amount available when payment is due.

Not all European buyers use euros. We discuss the actual location and currency of your funds, then encourage you to confirm transfer arrangements with your bank or currency provider. Agree the payment route with your solicitor and allow time for verification and cleared funds.

Compare the total transfer cost and ask what happens if your purchase is delayed. A rate fixed for a future date may involve obligations that continue even if the sale falls through. The choice should fit the transaction and your advice, not a prediction about the next currency move.

Stamp Duty Land Tax is assessed under UK transaction rules rather than a blanket rate for European passports. Your solicitor should consider residence, other homes and any applicable reliefs. Professional fees, surveys and building-related costs also belong in the budget. See HMRC’s purchase-tax guidance.

For ongoing ownership, build a property-specific annual budget. A second home with building services can have a different cost profile from a house occupied full time. Cross-border tax advice should cover the country where you are resident as well as the UK.

Is anything different for buyers from Switzerland?

Swiss buyers should have their own residence, immigration, borrowing and tax position assessed; Switzerland should not be treated as an EU member or assumed to follow euro-area arrangements.

If your income or assets are in Swiss francs, the broker and currency provider need that information from the outset. Where assets are held through companies or other structures, take advice before choosing the ownership form for the London home.

The London search still benefits from the same practical preparation: decide how often you will use the property, what makes the journey convenient and how it will be looked after during absences. A central address may appeal initially, but the particular building, street and layout determine whether the home is easy to own and enjoyable to use.

Should I visit before buying?

A visit can be valuable, particularly if you are unfamiliar with the neighbourhood, but it need not be the first step. We can undertake research and previews before you travel so that your time in London is focused.

For buyers able to visit regularly, we may combine remote shortlisting with a series of short appointments. For others, one carefully planned trip is more realistic. We agree the approach around your schedule rather than requiring you to view every potential option personally.

If you prefer a predominantly remote search, read about buying without viewing in person. If your move is still taking shape, the relocation guide considers renting before buying and coordinating the home search with schools and work.

Client Feedback

Alex helped us buy a property for our daughter in West London and was a godsend! We’d been messed about by a few agents and were also gazumped just before we were due to exchange, so working with Alex was a breath of fresh air and he was extremely helpful throughout the process keeping things simple and stress-free. We’d highly recommend Alex to anyone that needs help buying a property in London.

Mr & Mrs Fernsby

I had an amazing experience working with Alex. He made the entire process of moving internationally so much less stressful and made the transition to London feel so easy. I’m so grateful for all his help and would definitely recommend him!

Georgia Berk

We cannot recommend Alex highly enough. He helped us find our rental flat while we were relocating to London, and his support before, during, and after the move was invaluable.

Alex was professional, proactive, and always available to help, making what could have been a stressful process feel seamless. While we were still in Madrid, he visited numerous properties on our behalf and carefully filtered the options, taking the time to truly understand our needs and priorities. His judgement was excellent, and by the time we arrived in London, much of the hard work had already been done, allowing us to make a decision quickly and with confidence.

He was also able to secure us an off-market home that was exactly what we were looking for, which made a huge difference during our relocation.

Alex genuinely cares about his clients and delivers an exceptional level of service. We are incredibly grateful for all his help and wouldn’t hesitate to recommend him to anyone.

Mariana Canaval

Forever grateful to Alex for finding and securing our dream home (which after a 2 year search we were starting to believe was impossible). He was incredibly knowledgeable and professional. Always felt in the safest hands knowing that his attuned communication style and expertise of the market would lead to perfectly pitched negotiations. We knew he had our priorities and best interests considered at all times, which was a relief in a space where you can so often get taken advantage of.

It sounds trite and over the top, but it’s true: I never believed in my wildest dreams that I would be living where I live today and Alex made it happen! Happy to speak to anyone who isn’t sure if the investment is worth it. I would never pay a travel agent fees for example, I’m a discerning and savvy consumer who felt like they knew their way around Rightmove etc so I struggled at first to believe it was going to be worth the cost but Alex’s chaperoning and insider knowledge meant that we are able to find ways around obstacles to our purchase that we wouldn’t have been able to navigate on our own.

He was super responsive and always available (and patient!) with any questions we had. Could not advocate more strongly for working with Alex on a property search.

Kate Shaw

We are a family of four relocating to London in April. Alex helped us finding properties that were off market (he has very good relationships with agents in the area), visited them on our behalf, advised on what to offer, negotiate and finally with the tenancy agreement. He even connected us with people that are helping us on furniture, logistics, etc. the relocating process can be very stressful but Alex made it very smooth. He performed well beyond expectations, really happy with the service he provided

Pedro Lopez de Guzman

We would wholeheartedly recommend Alex and Ridgestone Property to anyone looking to buy a home in London.

As first-time buyers, we couldn't have asked for a better buying agent. Alex took the time to really understand what we were looking for and helped us find a fantastic home that is exactly right for us and that we could not have sourced ourselves via usual methods / platforms.

He clearly explained what to expect at every stage of the process. Especially with one of us based outside the UK throughout much of the search and purchase process, his support, responsiveness and advice were invaluable and helped us complete smoothly, efficiently and at a great price.

We're so grateful for all of Alex's support and couldn't be happier with our experience.

Frequently asked questions

Can EU citizens still buy property in the UK after Brexit?

Generally yes. Purchasing a home does not itself establish a right to live or work here. Check the property and immigration requirements separately for your circumstances.

Is an accepted offer legally binding?

Normally not in a standard English private-treaty purchase. Your solicitor should explain exactly when your contract becomes binding and any earlier obligations you are being asked to accept.

Do I need a notary to buy in England?

A solicitor or licensed conveyancer normally handles the purchase. Particular overseas documents or signing arrangements may require certification or notarisation; your solicitor will confirm.

Can I get a UK mortgage as an EU resident?

Possibly. Eligibility depends on the specific lender, your country of residence, financial circumstances and the property, rather than EU residence alone.
