London Buying Agent for
International Buyers

Ridgestone Property helps international buyers find, assess and secure homes in London, with Alex Greaves representing your interests on the ground. Whether you are relocating, buying a London base or considering a residential investment, we manage the search around your plans and the practicalities of buying from overseas.

How does a London buying agent work with overseas clients?

A buying agent acts for you: identifying suitable properties, assessing the options and negotiating your purchase. At Ridgestone, you work directly with Alex, with communication organised around your location and availability.

Buying London property from overseas involves more than finding an attractive listing. You need to understand which streets suit your lifestyle, what a realistic budget will achieve, and whether a particular building presents compromises that are difficult to spot online. You also need someone to keep the search moving while you are in another time zone.

We begin with a detailed conversation about how you will use the property. A family moving permanently needs a different shortlist from someone visiting several times a year. The school journey, working arrangements, storage, security, outdoor space and future plans all help define what is genuinely suitable.

You receive a considered shortlist, supported by local observations and pricing analysis. Where appropriate, we preview properties and provide video feedback before you decide whether to travel. Our role is to make the choices clearer, including telling you when a property is not worth pursuing.

Is this service right for me?

Our service suits buyers who want independent representation and practical help with a London
purchase, particularly when distance makes searching difficult. We tailor the work to your circumstances
rather than assuming all international property buyers in London want the same thing.

01

Relocating families

Your home needs to work around everyday life: school, work, friends and the routines that make a new city feel familiar. We help narrow the location before investing time in individual houses or flats. If school places or the timing of your move remain uncertain, we can also discuss whether renting first would be more practical.

02

International executives and buyers seeking a London base

You may prioritise a convenient arrival from the airport, a manageable home to leave between visits, or a short journey to your London office. We consider how a building operates as well as how the apartment looks, including access, management and ongoing costs.

03

Residential investors

An investment search begins with a clear understanding of the intended use and holding period. We can assess the property and local rental context, while your financial and tax advisers consider the ownership structure and overall investment suitability. Future income or capital growth is never guaranteed.

Start Your London Property Rental Search

If you are searching for rental property in London and would like professional guidance throughout the process, Ridgestone would be pleased to assist.

Our London property rental search service provides expert advice, market access and negotiation support to help you secure the right home with confidence.

Does the process differ depending on where I live?

The London purchase follows the English system, but your location affects matters such as
documentation, borrowing, currency and cross-border tax advice. Our country guides explain the
questions to resolve before you commit.

Understand the differences between a selling agent and a buyer’s representative, the role of solicitors, and the stages between an accepted offer and legal completion.

Plan around Canadian-dollar funds, income earned in Canada and the timing of a relocation. Familiar property terminology does not always describe the same ownership arrangements.

Explore how the English process compares with the arrangements you know, including when a purchase becomes binding and how overseas advisers fit into the transaction.

What will Ridgestone handle on my behalf?

We bring together the search, property assessment, negotiation and transaction coordination, while your appointed specialists provide legal, survey and financial advice.

Refine the brief and identify suitable London neighbourhoods.

Consider publicly marketed, pre-market and off-market opportunities.

Assess asking prices against relevant comparable evidence.

Develop an offer strategy and negotiate price and commercial terms.

Follow up with the parties involved to help the purchase progress through to completion.

Approach selling agents, private contacts and relevant professional networks.

Preview and shortlist properties, with clear feedback on their strengths and limitations.

Arrange an efficient viewing schedule when you visit London.

Off-market access can broaden a search, but it is not a substitute for assessing value. A discreetly available property can still be overpriced or unsuitable. We consider the whole available market and recommend a property because it fits your brief, not simply because it has not appeared on a portal.

Read our guide to off-market property in London and meet our expert network.

What does it cost to buy in London from abroad?

Your budget should cover the purchase price, transaction costs and the cost of owning the property afterwards. Establishing those figures early helps avoid a search built around a purchase price that leaves too little for everything else.

Allow for Stamp Duty Land Tax, solicitor’s fees and searches, an appropriate survey, any mortgage and currency-transfer costs, and your agreed buying-agent fee. Furnishing, removals and initial repairs may also need a separate allowance.

Tax depends on your circumstances, not simply your passport. Non-UK resident buyers may face a stamp-duty surcharge, and ownership of other homes can affect the calculation. Obtain a property-specific estimate from your solicitor using the current HMRC guidance.

For a flat, ask about the service charge, any ground rent, planned major works and the building’s financial position. For a house, consider the maintenance you will arrange yourself. Council Tax, utilities, insurance and management during absences should form part of the ownership budget too.

Ridgestone’s scope and fees are agreed in writing before a retained search begins. We can explain the proposed service once we understand your requirements; third-party professional costs are considered separately.

Do I need to fly over to buy?

Not necessarily. A search and much of the purchase process can be managed while you remain abroad, subject to your solicitor’s and lender’s requirements. You can also combine remote preparation with one focused viewing trip.

We help you decide which approach suits your confidence, knowledge of London and the property itself. Our previews and videos support your decision; they do not replace a survey or legal investigation. If a visit would materially help, we will say so.

Client Feedback

Alex helped us buy a property for our daughter in West London and was a godsend! We’d been messed about by a few agents and were also gazumped just before we were due to exchange, so working with Alex was a breath of fresh air and he was extremely helpful throughout the process keeping things simple and stress-free. We’d highly recommend Alex to anyone that needs help buying a property in London.

Mr & Mrs Fernsby

I had an amazing experience working with Alex. He made the entire process of moving internationally so much less stressful and made the transition to London feel so easy. I’m so grateful for all his help and would definitely recommend him!

Georgia Berk

We cannot recommend Alex highly enough. He helped us find our rental flat while we were relocating to London, and his support before, during, and after the move was invaluable.

Alex was professional, proactive, and always available to help, making what could have been a stressful process feel seamless. While we were still in Madrid, he visited numerous properties on our behalf and carefully filtered the options, taking the time to truly understand our needs and priorities. His judgement was excellent, and by the time we arrived in London, much of the hard work had already been done, allowing us to make a decision quickly and with confidence.

He was also able to secure us an off-market home that was exactly what we were looking for, which made a huge difference during our relocation.

Alex genuinely cares about his clients and delivers an exceptional level of service. We are incredibly grateful for all his help and wouldn’t hesitate to recommend him to anyone.

Mariana Canaval

Forever grateful to Alex for finding and securing our dream home (which after a 2 year search we were starting to believe was impossible). He was incredibly knowledgeable and professional. Always felt in the safest hands knowing that his attuned communication style and expertise of the market would lead to perfectly pitched negotiations. We knew he had our priorities and best interests considered at all times, which was a relief in a space where you can so often get taken advantage of.

It sounds trite and over the top, but it’s true: I never believed in my wildest dreams that I would be living where I live today and Alex made it happen! Happy to speak to anyone who isn’t sure if the investment is worth it. I would never pay a travel agent fees for example, I’m a discerning and savvy consumer who felt like they knew their way around Rightmove etc so I struggled at first to believe it was going to be worth the cost but Alex’s chaperoning and insider knowledge meant that we are able to find ways around obstacles to our purchase that we wouldn’t have been able to navigate on our own.

He was super responsive and always available (and patient!) with any questions we had. Could not advocate more strongly for working with Alex on a property search.

Kate Shaw

We are a family of four relocating to London in April. Alex helped us finding properties that were off market (he has very good relationships with agents in the area), visited them on our behalf, advised on what to offer, negotiate and finally with the tenancy agreement. He even connected us with people that are helping us on furniture, logistics, etc. the relocating process can be very stressful but Alex made it very smooth. He performed well beyond expectations, really happy with the service he provided

Pedro Lopez de Guzman

We would wholeheartedly recommend Alex and Ridgestone Property to anyone looking to buy a home in London.

As first-time buyers, we couldn't have asked for a better buying agent. Alex took the time to really understand what we were looking for and helped us find a fantastic home that is exactly right for us and that we could not have sourced ourselves via usual methods / platforms.

He clearly explained what to expect at every stage of the process. Especially with one of us based outside the UK throughout much of the search and purchase process, his support, responsiveness and advice were invaluable and helped us complete smoothly, efficiently and at a great price.

We're so grateful for all of Alex's support and couldn't be happier with our experience.

Frequently asked questions

Do I need to be a UK resident to buy property in London?

Overseas individuals can generally purchase London property without being UK residents, subject to the applicable checks and restrictions. Owning a home does not itself give you immigration permission to live or work here; consider those arrangements separately.

How do I arrange a call from another time zone?

Send your location and a few suitable times by WhatsApp or through our contact page. Alex will confirm an appointment, with the time zone made clear.

Can I buy without visiting London?

It can be possible, but the right approach depends on the property and your circumstances. We can preview homes and help coordinate a remote transaction, while your solicitor confirms the required identification and signing arrangements.

What extra costs do overseas buyers pay?

Currency conversion, international documentation and the non-resident stamp-duty rules may add costs. The precise budget depends on your residence, ownership position, borrowing and the property. We encourage you to establish it before making offers.

How long does a purchase take from abroad?

There is no reliable fixed timetable. The search, legal work, mortgage arrangements, seller’s circumstances and any chain all matter. We identify the main dependencies early and keep you informed rather than promising an unrealistic completion date.
