Buying a London Property
from Canada

Canadians can generally buy a London home without being UK residents, subject to the relevant checks and restrictions. Ridgestone Property helps you organise the search from Canada, compare properties on the ground and coordinate the purchase with your appointed advisers.

How does buying in London differ from buying in Canada?

London uses the English conveyancing process, so the first task is to establish the sequence and the responsibilities of everyone involved. Canadian practices differ by province; assumptions about an accepted offer, conditions or a closing date should be checked rather than carried across.

In a typical English private-treaty purchase, agreeing an offer starts the legal work rather than making the sale binding. Your solicitor investigates the property and contract. You normally commit at exchange, with completion taking place on the agreed date.

As your buying agent, Ridgestone handles the property search and commercial negotiation, working alongside the solicitor rather than replacing them. The seller’s estate agent markets the seller’s property; their role is different from having your own retained representative.

We begin by translating your requirements into a workable London brief. A “three-bedroom family home” can cover very different layouts — bedrooms on the same floor, a separate study, room for guests visiting from Canada or storage for a longer-term relocation.

Is leasehold the same as owning a Canadian condo?

No. A Canadian condo or strata comparison can help explain shared building costs, but it does not describe the legal interest acquired under an English lease. Your solicitor needs to examine the lease and title, not just the advertisement.

Many London flats are leasehold: the ownership interest has a remaining term and conditions governing its use. Some are sold with a share of freehold, meaning the flat remains leasehold while its owner also has an interest in the building’s freehold.

Practical questions include how the building is managed, who approves alterations and how major work is funded. A refurbished apartment does not tell you whether the roof needs replacing or the shared finances are adequate.

If you prefer a freehold house, compare the maintenance responsibilities too — direct responsibility for the exterior and roof requires a plan if you still spend much of your time in Canada.

Which UK lenders will consider Canadian income?

Some UK lenders consider foreign-currency income, but acceptance depends on current lender criteria and the full application. There is no dependable lender list that applies to every Canadian buyer.

Ask a specialist broker to assess your situation early. Useful matters to raise include:

  • Whether you will continue with the same employer or start a UK role.
  • How salary, bonus, self-employment or investment income will be evidenced.
  • Existing Canadian mortgage commitments and any planned property sale.
  • The currency of your earnings and the deposit.
  • Whether you intend to occupy the London home or let it.
  • Any UK credit history and the lender’s documentation requirements.

Ridgestone can introduce an appropriate adviser through our expert network, then shape the search around confirmed funding parameters. Mortgage advice and lending decisions remain with the qualified adviser and lender.

How should I approach UK and Canadian tax?

Obtain advice that considers both countries and your intended use of the home. The purchase tax in England, your Canadian reporting position and the consequences of a later move or sale are separate issues.

Ask your solicitor for a Stamp Duty Land Tax calculation covering your residence and any other property you own. Canadian citizenship does not create a general exemption.

On the Canadian side, the CRA distinguishes personal-use property from specified foreign property. Ask your Canadian adviser whether Form T1135 is relevant, what records to retain and how rental income or a later disposal would be reported.

What is the best way to move Canadian dollars into sterling?

Compare the full cost, timing and conditions of the transfer with your bank or a suitable currency provider. The relevant figure is how much sterling reaches the required account, not the advertised rate alone.

Prepare a simple payment schedule: the agreed deposit, the balance at completion and a separate allowance for tax and professional fees. Discuss currency risk between agreeing a sterling price and making the final payment.

Bank holidays, verification checks and transfer limits can affect timings. Independently verify the solicitor’s bank details and ask how much time they need for cleared funds.

Should I buy before or after moving from Canada?

Buying before you move can provide continuity if the location, funding and timetable are clear. Renting
first can be the better decision when schools, work patterns or the length of your stay are still unsettled.

How will we decide which London area suits you?

We start with the journeys and activities that will shape your week, then compare suitable property types within that area. There is no single neighbourhood that is right for Canadian buyers.

For a family, we might begin with school options, outdoor space and how both adults will travel to work. For a part-time London base, we may give more weight to ease of arrival, building management and walkability.

Client Feedback

Alex helped us buy a property for our daughter in West London and was a godsend! We’d been messed about by a few agents and were also gazumped just before we were due to exchange, so working with Alex was a breath of fresh air and he was extremely helpful throughout the process keeping things simple and stress-free. We’d highly recommend Alex to anyone that needs help buying a property in London.

Mr & Mrs Fernsby

I had an amazing experience working with Alex. He made the entire process of moving internationally so much less stressful and made the transition to London feel so easy. I’m so grateful for all his help and would definitely recommend him!

Georgia Berk

We cannot recommend Alex highly enough. He helped us find our rental flat while we were relocating to London, and his support before, during, and after the move was invaluable.

Alex was professional, proactive, and always available to help, making what could have been a stressful process feel seamless. While we were still in Madrid, he visited numerous properties on our behalf and carefully filtered the options, taking the time to truly understand our needs and priorities. His judgement was excellent, and by the time we arrived in London, much of the hard work had already been done, allowing us to make a decision quickly and with confidence.

He was also able to secure us an off-market home that was exactly what we were looking for, which made a huge difference during our relocation.

Alex genuinely cares about his clients and delivers an exceptional level of service. We are incredibly grateful for all his help and wouldn’t hesitate to recommend him to anyone.

Mariana Canaval

Forever grateful to Alex for finding and securing our dream home (which after a 2 year search we were starting to believe was impossible). He was incredibly knowledgeable and professional. Always felt in the safest hands knowing that his attuned communication style and expertise of the market would lead to perfectly pitched negotiations. We knew he had our priorities and best interests considered at all times, which was a relief in a space where you can so often get taken advantage of.

It sounds trite and over the top, but it’s true: I never believed in my wildest dreams that I would be living where I live today and Alex made it happen! Happy to speak to anyone who isn’t sure if the investment is worth it. I would never pay a travel agent fees for example, I’m a discerning and savvy consumer who felt like they knew their way around Rightmove etc so I struggled at first to believe it was going to be worth the cost but Alex’s chaperoning and insider knowledge meant that we are able to find ways around obstacles to our purchase that we wouldn’t have been able to navigate on our own.

He was super responsive and always available (and patient!) with any questions we had. Could not advocate more strongly for working with Alex on a property search.

Kate Shaw

We are a family of four relocating to London in April. Alex helped us finding properties that were off market (he has very good relationships with agents in the area), visited them on our behalf, advised on what to offer, negotiate and finally with the tenancy agreement. He even connected us with people that are helping us on furniture, logistics, etc. the relocating process can be very stressful but Alex made it very smooth. He performed well beyond expectations, really happy with the service he provided

Pedro Lopez de Guzman

We would wholeheartedly recommend Alex and Ridgestone Property to anyone looking to buy a home in London.

As first-time buyers, we couldn't have asked for a better buying agent. Alex took the time to really understand what we were looking for and helped us find a fantastic home that is exactly right for us and that we could not have sourced ourselves via usual methods / platforms.

He clearly explained what to expect at every stage of the process. Especially with one of us based outside the UK throughout much of the search and purchase process, his support, responsiveness and advice were invaluable and helped us complete smoothly, efficiently and at a great price.

We're so grateful for all of Alex's support and couldn't be happier with our experience.

Frequently asked questions

Can Canadians buy property in the UK?

Generally yes, although this guide concerns London and the English system. Property ownership and immigration permission are separate matters.

Do Canadian buyers pay extra stamp duty?

They may, depending on residence and property ownership. There is no universal surcharge for holding a Canadian passport, nor a general exemption. Ask your solicitor for a tailored calculation.

Can I get a UK mortgage with Canadian income?

Potentially. A broker needs to check the lender’s current policy for your residence, income type and currency.

Do I need a UK bank account to buy?

A cash purchase can sometimes be funded from abroad through arrangements accepted by the solicitor. A mortgage lender may impose separate requirements.
