Buying a London Property Without
Viewing It in Person

It is possible to buy a London property without viewing it personally, but the decision needs more than photographs and a video call. Ridgestone Property provides on-the-ground assessment and search support, alongside the legal and technical investigations undertaken by your solicitor and surveyor.

Who views the property, and what will I see?

Alex can preview shortlisted homes on your behalf and provide a practical assessment of how they fit your brief. We agree the approach to videos, calls and follow-up questions so that you understand both the appeal and the compromises.

Before viewing, we need to know what would make you reject a property. That might be intrusive noise, limited daylight, steep stairs, an overlooked garden or a bedroom too small for visiting family. A clear brief makes remote feedback much more useful than a polished walkthrough.

We aim to show how the rooms connect and how you reach the property, not simply reproduce the selling agent’s marketing. We discuss what appears suitable, what needs another look and what should be referred to a specialist. We can also arrange further access where available if new questions arise.

Your decision remains yours. If the available evidence does not give you enough confidence, there is no obligation to proceed because time has already been spent searching. Sometimes the right recommendation is to visit or wait for a more suitable home.

What can an in-person assessment reveal that photographs miss?

It can reveal practical features that are hard to judge from a listing, including the feel of the approach, the usefulness of the layout and the relationship with neighbouring buildings. It cannot establish every hidden defect or guarantee conditions at other times.

01

The street and approach

We consider what sits around the property: entrances, neighbouring uses, traffic, access and the walk to the places important to you. A listing’s area description can cover streets with very different day-to-day characteristics.

02

Light, outlook and privacy

We assess the outlook and how the rooms feel during the visit. A photograph may not show how close an opposite window is or whether the main living room looks onto a service area. Sunlight changes with time and season, so a single visit cannot answer every question.

03

Layout and usable space

Floor area alone can be misleading. We consider circulation, storage, furniture positions, ceiling heights and whether a room works for its intended use. A nominal third bedroom may be more useful as a study; that matters if you need three full bedrooms.

04

Building condition and management

We note visible concerns and the condition of shared areas, then identify questions for your solicitor or surveyor. Our viewing is not a structural survey, an invasive inspection or a certification of building safety. Those distinctions become more important when you are relying on someone else’s visit.

Your decision remains yours. If the available evidence does not give you enough confidence, there is no obligation to proceed because time has already been spent searching. Sometimes the right recommendation is to visit or wait for a more suitable home.

Discuss a remote or one-trip search

Tell Alex how much time you can spend in London and what you need to feel confident about a purchase. We will help you plan a proportionate approach.

What checks should support a remote purchase?

A remote purchase needs the same professional due diligence as a purchase you view yourself, with clear arrangements for discussing findings before you commit. Distance should not be a reason to skip an independent survey or rush legal advice.

Your surveyor should recommend an appropriate level of inspection for the property. A lender’s valuation serves a different purpose and is not a substitute for a buyer’s survey. Your solicitor investigates the title, contract and relevant searches, including leasehold documentation where applicable.

We help connect the practical and commercial questions. If a report identifies substantial work, we can discuss whether the property still fits your plans, whether further specialist investigation is needed and whether the negotiation should be revisited. The technical conclusions remain with the professionals appointed to provide them.

Keep a record of what has been confirmed and what is still an assumption. For a refurbished property, establish what is included and what evidence supports the work. For a flat, understand management responsibilities and planned expenditure. An attractive finish does not remove those questions.

Can I sign documents and complete from overseas?

Often yes, provided your solicitor and any lender accept the required identity, signing and payment arrangements. Confirm the process with them at the outset; do not assume every document can be signed electronically or that a relative can sign for you informally.

Some documents may require a particular form of witnessing, certification or an original to be delivered. If a power of attorney is proposed, it needs proper legal advice and preparation. Tell your solicitor where you will be during the transaction and whether travel might affect your availability.

Funding also needs planning. Agree the route for the deposit and completion balance, provide the requested source-of-funds evidence and allow for transfer times. Independently verify payment instructions through a trusted contact method.

We remain involved in transaction coordination, but your solicitor controls the legal completion process. Practical handover arrangements—keys, access and any work before occupation—should be agreed separately so the property is ready for its intended use.

If I visit once, how can I make the trip worthwhile?

Use the weeks before the trip to refine your brief and assess realistic options. A useful viewing visit is built around properties you understand, with time to compare the surrounding areas and revisit a strong candidate.

We can preview potential homes, discuss priorities and assemble a manageable itinerary. That avoids spending your visit travelling between unsuitable properties simply because they were available to view.

Where relevant, allow time for schools, commuting routes and meetings with advisers. Leave room for a second viewing or an unexpected opportunity, and do not treat the flight home as a deadline to buy. A short trip can inform a decision without forcing one.

Client Feedback

Alex helped us buy a property for our daughter in West London and was a godsend! We’d been messed about by a few agents and were also gazumped just before we were due to exchange, so working with Alex was a breath of fresh air and he was extremely helpful throughout the process keeping things simple and stress-free. We’d highly recommend Alex to anyone that needs help buying a property in London.

Mr & Mrs Fernsby

I had an amazing experience working with Alex. He made the entire process of moving internationally so much less stressful and made the transition to London feel so easy. I’m so grateful for all his help and would definitely recommend him!

Georgia Berk

We cannot recommend Alex highly enough. He helped us find our rental flat while we were relocating to London, and his support before, during, and after the move was invaluable.

Alex was professional, proactive, and always available to help, making what could have been a stressful process feel seamless. While we were still in Madrid, he visited numerous properties on our behalf and carefully filtered the options, taking the time to truly understand our needs and priorities. His judgement was excellent, and by the time we arrived in London, much of the hard work had already been done, allowing us to make a decision quickly and with confidence.

He was also able to secure us an off-market home that was exactly what we were looking for, which made a huge difference during our relocation.

Alex genuinely cares about his clients and delivers an exceptional level of service. We are incredibly grateful for all his help and wouldn’t hesitate to recommend him to anyone.

Mariana Canaval

Forever grateful to Alex for finding and securing our dream home (which after a 2 year search we were starting to believe was impossible). He was incredibly knowledgeable and professional. Always felt in the safest hands knowing that his attuned communication style and expertise of the market would lead to perfectly pitched negotiations. We knew he had our priorities and best interests considered at all times, which was a relief in a space where you can so often get taken advantage of.

It sounds trite and over the top, but it’s true: I never believed in my wildest dreams that I would be living where I live today and Alex made it happen! Happy to speak to anyone who isn’t sure if the investment is worth it. I would never pay a travel agent fees for example, I’m a discerning and savvy consumer who felt like they knew their way around Rightmove etc so I struggled at first to believe it was going to be worth the cost but Alex’s chaperoning and insider knowledge meant that we are able to find ways around obstacles to our purchase that we wouldn’t have been able to navigate on our own.

He was super responsive and always available (and patient!) with any questions we had. Could not advocate more strongly for working with Alex on a property search.

Kate Shaw

We are a family of four relocating to London in April. Alex helped us finding properties that were off market (he has very good relationships with agents in the area), visited them on our behalf, advised on what to offer, negotiate and finally with the tenancy agreement. He even connected us with people that are helping us on furniture, logistics, etc. the relocating process can be very stressful but Alex made it very smooth. He performed well beyond expectations, really happy with the service he provided

Pedro Lopez de Guzman

We would wholeheartedly recommend Alex and Ridgestone Property to anyone looking to buy a home in London.

As first-time buyers, we couldn't have asked for a better buying agent. Alex took the time to really understand what we were looking for and helped us find a fantastic home that is exactly right for us and that we could not have sourced ourselves via usual methods / platforms.

He clearly explained what to expect at every stage of the process. Especially with one of us based outside the UK throughout much of the search and purchase process, his support, responsiveness and advice were invaluable and helped us complete smoothly, efficiently and at a great price.

We're so grateful for all of Alex's support and couldn't be happier with our experience.

Frequently asked questions

Is it safe to buy without seeing the property?

It can be a workable approach, but no purchase is risk-free. Independent advice, careful documentation and honest assessment of what remains uncertain are essential. We will recommend a visit if it would materially help your decision.

How do video viewings work?

We agree a suitable format and focus on the points important to your brief. Videos are supported by observations and questions, rather than treated as a complete substitute for being there or for a survey.

Can I sign documents from abroad?

Your solicitor will confirm what is permitted and how identification, witnessing or certification must be handled. Raise this early, particularly if you will move between countries during the transaction.

Can I see the property before completion?

Access can usually be requested through the selling agent, but it must be arranged. If your purchase decision depends on seeing it yourself, plan that visit before exchange rather than assuming you can withdraw afterwards without consequences.
